Retirement home property acquired in Lübeck
TSC Property Fund, advised by Viam, has completed the acquisition of a nursing home property in the city of Lübeck. The location of the property is particularly unique as it is at the edge of the old part of the town, with a beautiful view on the old city, listed by the UNESCO as world cultural heritage in 1987. The property consists of 77 single rooms and 21 double rooms, for a total of 119 beds. The land plot has a size of 4,157 sqm and the internal property area is 4’567 sqm. The property includes 3 floors with an attic, a large garden and a basement with 18 parking spaces. The construction of the property was completed in August 2009 and was handed over to the operator in September 2009. |

TSC Property Fund, advised by Viam, has finalised the acquisition of a nursing home property in the state of Hessen, in the city of Wetzlar, 60 km north of Frankfurt. The property is leased until 2033 and features 10,971 sqm, 110 nursing beds, and 20 assisted living apartments.

FV Property distributes 6.5% to investors in 2009
FV Property GmbH, a company holding a retirement-home portfolio in Germany created and managed by Viam, has distributed a 6.5% net to investors in 2009. This exceptional result shows a positive trend of German senior housing market, which is growing at 5% yearly driven by demographics and is not correlated to GDP.

Retirement home property acquired in Hessen
TSC German Property Income Fund, advised by Viam, has finalized the acquisition of a nursing home property in the state of Hessen, 50 km north of Frankfurt. The property was completely refurbished in 2007- 2008 and is leased until 2028. It features 3,200 sqm, 79 beds and is currently 95% occupied. Viam has advised its client through the entire acquisition phase, providing assistance in scouting, due diligence, and senior financing.

TSC Property Fund, advised by Viam, has finalized the acquisition of a 116 beds nursing home facility in the city of Sulzbach-Rosenberg, in the Nuremberg metropolitan area in Bavaria. The property consists of 104 single rooms and 6 double rooms, for a total of 116 beds, currently 98% occupied. The property is leased for 20 years to ProCurand Group.
